Focused on a mission to help non-profits and other organizations to effectively tell their stories to funders, customers, community members, and other stakeholders, I launched Inkwell Consulting in 2006. I provides services including grant proposal writing, proposal review, funder research, copy writing, development of marketing materials, and strategic planning support. I have raised over $16 million in grant funding for nonprofits since launching the consulting business.
Clients have included both large and small nonprofits ranging from affordable housing providers in Appalachia, to private schools, to community arts organizations, among others. Excellent references from current and former clients attest to my ability to communicate clearly on projects and to deliver finished products that meet or exceed expectations. I enjoy helping my clients transform their ideas into fully-formed stories that allow them to connect with those they need to reach.

Director of Development and Programs 6/02 to 7/06
Provided day-to-day management of Homeownership Center and supervision of programs and lending staff. Lead the programs team to become Kentucky Housing Corporation outreach lenders, and to open a comprehensive Home Ownership Center providing homebuyer counseling, financial literacy education, lending, and post-purchase counseling. Developed and implemented fundraising plan including fee income, grant awards, and individual and corporate donations. Raised over $15,000,000 in program and operating funds. Submitted multiple successful proposals to a variety of funders including HOME and Affordable Housing Trust Fund through Kentucky Housing Corporation; Rural Home Loan Partnership and Section 523 Technical and Supervisory Assistance Grants through Rural Development; Rural Housing and Economic Development through HUD; Affordable Housing Program through Federal Home Loan Bank of Cincinnati; Fannie Mae Foundation; Fannie Mae Corporation; Steele-Reese Foundation; E.O. Robinson Mountain Fund; “Let’s Just Play” through Nickelodeon; and others. Developed and marketed new programs to clients and funders. Planned and coordinated public relations events. Evaluated and reported on status of programs.

Assisted Executive Director in developing grant proposals. Submitted financial reports to funders. Designed and produced client and donor newsletters. Marketed programs to clients and funders.
Site Manager 6/97 to 3/98
Responsible for all day to day operations of 200 unit Section 8 property. Oversaw resident income recertification process and submitted monthly reports to HUD. Tracked family statistics and income information for tenants qualified for Low Income Housing Tax Credits program. Tracked expenses and managed a $970,000 annual budget.
Assistant Property Manager, Administrative Assistant 5/92 to 1/96
Developed and distributed monthly newsletter. Marketed and leased available apartments. Prepared leases, deposit agreements and other legal documents. Generated and submitted to the home office weekly marketing, monthly accounts receivable, and monthly accounting close out reports. Processed and tracked incoming traffic and applications. Coordinated resident social functions. Assisted in the preparation of yearly budgets, prepared and submitted monthly budget variance reports, maintained budget control books, and prepared invoices for accounts payable.
